Still more action today

A breezy day today but bright blue sky again - and getting a tad cooler at night, just lovely.


3 men from G7 were at work at the rear of Building 2. There is not much painting left to be done on that facade and a few grilles are still needed. The cables still remain draped across the ex-enclosed garage spaces. Oddly, one bay remains unpainted on Building 1.

Two men were uncoiling the black pipe on the Pool Bar roof and Mr Rolle and his helpers were at work as usual on the terrace in Building 3.

Two small benches have now been placed along the pathway through the garden to the pool.

Time is almost up for nominations to be received by the front Desk. Maybe tomorrow we will receive some response from our Legal Counsel. As soon as I have any information I will blog it.

And for those of you who have never googled Bruno Rufa, have a go!

Hmmmm...looks like at least one of the terrace roofs on building 3 will be repaired. If that works then they'll move on to the others. At the very least they now have a prototype to explain to the owners.

The spalling is back on track.

We are on the road to solar heating in the pool.

The place looks pretty with the new trees, benches, ashtrays etc.

They're doing what they can with the bar but of course that's in court so there's nothing they can do. (They can still blame the "old" board for that)

All they need to do now is pull out some believable finances and some lively owners forums and I'd say all 7 of these board members will be voted back in.

Have to hand it to them though...they can cause enormous amounts of trouble all year long but as long as they can make some improvements at the last second and fudge the financials a little (or a lot) Coral Beach owners are gullible enough to believe all of their excuses!

Why even bother running against them!

When I googled Bruno Rufa I got the copy of Time Share news from March 2006. We knew of this last year when we ran for the Board and we tried to inform the owners of this. Couple this with the word timeshare used on the Coral Beach listing on the Tourism Board web site, and the Board's plan for Coral Beach comes into sharp focus: it is a Ponzi scheme- a Pyramid scheme being put into action, where a few people at the top make a lot of money. But first, they must get control of Coral Beach. Unfortunately, it seems many of the owners do not want to hear the truth about what is motivating the current board and some of their ardent supporters. There is nothing anyone can do to save Coral Beach until the majority of owners step up to the plate and force these guys out once and for all.
As for me, I plan to sell my apartment. However, I am not betting that the board will approve any legitimate buyer I present to them. It will be very interesting to see what they do when they have to make a decision on the sale of my property...

Thank you for this blog, Pat! I read it every day to get a feel for what is going on at Coral Beach. You are doing a great service to all of us.

It will be interesting to see if the nominating committee will allow someone who presently can't be in the country to be nominated.

So insults are going to help you get elected? I'm a Coral Beach owner and I am not gullible! - Just answer me one question - if you have been an owner for years why did you let the place get run down? What did you do as an owner to improve Coral Beach? Stop bashing the owners and the BOD who like the improvements! Sell your condo and move on - we are sick of listening to all of you!

Question: Is an insult an insult if it's true?

A couple of examples that come to mind.

1.) where are the promised financials?
2.) should repair of the numerous leaks seems be a learning/hit or miss process?
3.) should owners be discouraged from voicing opinions?
4.) should rudeness and bullying be tolerated.
5.) is the treasurer in violations of article #70?
if so why should he be allowed to keep that position.
6.) why should the Pres. of the BOD be entitled to that position after breaking the law (deportation)
7.) is it not a MAJOR problem that the Pres. of the BOD is in (business) bed with Mario.
Friendship fine but business ... sure sounds like a "Conflict of Interest" to me.

Anyway you get the general idea.

I'm not prejudiced or biased and would vote for a curley tail if it followed the rules and acted morally.

Please read the Archives on www.coral-beach-hotel.com. On it you will read of the improvements that each Board has undertaken during their tenure. The important difference here is that none of those previous Boards ever had the infusion of capital this Board received when it got the insurance settlement of $867,00 in 2005, for damages due to hurricanes Jeanne and Frances. On top of that, this Board received approximately $800,000 dollars from us, the owners, due to an assessment. Add to this all of the management fees that have been collected for the past two years, plus the proceeds from the hotel rooms they have sold off and it becomes very clear why this Board has been able to spend money on improvements when other Boards could not. It is all about the money -- not the people who now sit on the Board.

What is about the people who are now on the board, is how well they have spent that tremendous infusion of capital and how well they have accounted for it to the owners (whose money it is)
They have failed miserably on both counts. Can you imagine anyone putting up with all of the failed attempts at fixing the roofs, etc in their own homes? I am certain that person would have been fired the first time mistakes were made.

The answer is not for owners to move, but for owners to replace the board with a new board of people who have actual real-life experience in the projects that badly need to be looked after. It would also be beneficial to Coral Beach to elect someone who has an accounting background, as well as someone who has experience in law. Another suggestion made on this blog is that all Board members should have to pass a background check, an excellent idea.
This Board has been given enough time and plenty of money to turn Coral Beach around. It is now time to give another Board that chance.
