How was your Thanksgiving Day?

The day dawned bright and sunny and remained beautiful right into the evening under an almost full moon. I hope you enjoyed it all, including the turkey and pumpkin pie - I know I did. However today the sky to the west is grey and rain is expected.

The Pool Bar plywood has been removed and railings put in their place, they were being painted white yesterday to match the railings around the upper deck. We hear that tables and chairs will be put on the deck and Owners encouraged to bring their food and drinks and enjoy social gatherings under the stars. Jacques is overseeing a general tidy-up and repaint job so that Owners will not be faced with a derelict building every time they go to the pool or beach.

I went into the pool yesterday but could not feel any significantly heated water being pumped into the pool from the piping system. As it was a bright and sunny day there should have been some effect I am sure. Maybe the pipes are too large in diameter and/or the water moving through them is going too fast to allow solar heating gain to occur and maybe the sea breeze moving across the pipes dissipates a lot of that solar gain too. All such water heating systems I have seen (albeit in cooler climes) have smaller diameter pipes laid on a black painted backboard and run snake-like back and forward across the roof and enclosed and covered by clear plastic or glass. Additionally, the pool is usually covered with a heat retaining insulated sheet to keep the water warmer overnight. But as I am not an engineer...........

Up on the roofs of Building 3 the rubberoid man was hot pitching the stuff to the edge of the flashing along all of the roof edges and he is doing the same on the terraces. Jacques tells me that this work will continue throughout the complex on all roofs and terraces as well as covering the screw holes at the base of the railings. Where chutes are still needed to move rainwater off the flat rooofs asap, they will be installed too. (Good news for us as the rain from above us pours down the wall and runs down over and into the aircon grilles)

Despite at least two follow up phone calls a week since October 15th, we have yet to receive any response from our Legal Counsel, Tiffany Dennison. Any advise she might have given in the matter of paperwork required in support of nominations to the Board has now run beyond the cut off date. Advise regarding proxies that gives both the Board and Owners a clear view of what is proper and appropriate is becoming ever more urgent as we are now at 64 days and counting to the AGM on January 26th. With no contact from the Board in these matters and no indication of who has been nominated yet, time is running short if Owners are to be given the ability to respond with appropriate proxies before the AGM. At least one Owner has told me that he received the notice from the Front Desk regarding nominations after the cut off date. The letter was date stamped only 3 days prior to the cut off date.

Better news though as far as the Bridge Club is concerned - they are meeting on Fridays in the conference room - good to see them back and the winter season at CBH begins....when will I hear the clicks and shoves of the shuffleboard gang?

What?!?! The pool heating brainchild of the Building & Grounds Chair does not really work? How surprising!

Coral Beach owners can you add up the cost of the 'EXPERIMENTS'?

Let's start with slippery tiles in the bldg 1 elevator. Anyone else done a cartwheel upon entering?

How about building storage space in front of condos? Sorry for those of you in Bldg 3. where storage space was built at the entrance to your home.
That can not be good for property values.

Next up Scuppers..now this 'experiment' has contributed more to the leak and mold count than the hurricanes three years ago.

How about the spouts coming from the scuppers...does everyone enjoy having their patio gardens washed away. But we had to release the pressure built up by the Scuppers somehow!

Gates. This is a full page. The kennel gates that protect the outsiders from us. That is what they are for, correct?

The parking lot gates: if your car is right hand drive, you must get out run up, punch in the code dash back to the car and hope to make it. But, they worked for you right Phil?

How about the wrought iron fence that used to again separate us from the 'bad guys'. it was put in less than a year ago and now swings freely in spots because it has rusted through. Bravo.
Wrought iron + salt air + water just don't mix.

Spalling is falling in spots but the cables look like spaghetti on the back of bldg 2. Maybe the contractor should have been given the work order to enclose this before he took down the scaffolding. Of course now it will become an expensive add on. Right?

Let's move on to the delightful looking black hose circled across the roof of our pool bar.. which will give us a 'heated pool'. What do you want to bet on this one folks?

The Black Hole or Hose is a Jackass idea. There is a great deal more cold water in the pool, and the little bit of warm water(if any) that gets into the pool is consumed by the cold water in the pool. How much money did this cost. The latest idea is to remove the rusty wrought iron fench and replace it with a wooden fence, painted white.

EXPERIMENTS:

You have forgotten what could be the most expensive 'experiment' to date and this is the tiles we are placing on the fifth floor roof.


Does everyone remember when during the hurricanes, we were almost destroyed by the flying debris from the towers next door? Has anyone spoken to an engineer or a real roofer about the safety issues involved in placing 'projectiles' on our roofs? Imagine when the tiles start to pop... and they will, because the temperature on the roof will reach extreme temperaturees, then along will come the wind...either hurricane or tropical storms.

Where do you think the tiles will end up?
Why dashing our own building to bits of course.

ANOTHER EXPERIEMNT;

You mentioned the rusty wrought iron gate but you forgot to mention Phil will be removing the evidence of his folly before the snowbirds get in town. The snowbirds should have seen Coral Beach in August and September. That would convince them that this group needs to be retired. NOW!

More Experiments:

What about digging up our Tiki Huts and moving them so close together that there is no chance for private conversation or even peace and quiet, because you will be part of your neighbors conversation like it or not!

Please note that every morning the beach is littered with thatching that has dropped or blown off the huts which are only covered with a single layer of thatching to begin with.

This kind of thinking: the grandiose delusion that you know better than any of the experts in any field (in this case experts in structural engineering, repairs and construction projects) is indicative of different types of personality disorders,even the manic phase of bi-polar disorder. Hmmm
