Action on the Pool Bar roof


Today is another glorious day - just perfect for gathering with pals by the pool and enjoying a lunch together.
There was even some activity to watch too - Ali and two other guys are up on the roof of the Pool Bar securing battens to the south-facing side and a large coil of black pipe is in sight - do I assume solar powered pool heating? Could be, but then I am just guessing.

Meanwhile, there are another two guys working with Mr. Rolle on the terrace in Building 3.

Owners were asked to let me know if they had had any leaks in their Units. So far 31 units have reported leaks, about half in Building 3 and the rest divided between the other two buildings.

The owners of Coral Beach would like to know if Mr. Rolle ( our new roofer )is a licensed contractor or if Phil and Bruno are going to apply for his license like they did Ali's?

Is he licensed and does he have insurance? Not unreasonable questions for our Board Of Directors?

Surely all of our Board are part of the decision making process, especially in light of Phil and the Scuppers.

Makes a great line in a song. The spallin is fallin..now figure what this will cost to redo. Course most of you folks know who was in charge of this project, right? Yup, same guy who was in charge of the scuppers....my, that's a warm fuzzy feelin. The spalling isn't even paid for, imagine the surprises next year will bring.

Friendship and Loyalty
(A Message To Owners)

I keep thinking about the information in the two articles about the embezzlement of condominium funds another blogger submitted to this Blog. It occurred to me that in each of those cases the guilty parties must have had their group of supporters who, in the name of friendship and loyalty, made it possible for those people to be returned to office year after year.
I am also certain those same supporters are good people who never ever believed their "friend"
would steal from them -- until it was too late.

WHERE THERE'S SMOKE THERE'S FIRE

While we aren't accusing anyone at this juncture, the parallels are chilling: despite the fast that we owners have not been presented with a properly audited financial statement for 2-3 years; despite the fact that the Chairman of the Board has been deported for working illegally in the Bahamas; despite the fact that the Treasurer has been shown to have a history of bankruptcy (I repeat: no properly audited financials for 2-3 years); and despite the fact that the Building &
Grounds Chairman's (same person as the Treasurer) projects to repair the roofs, repair the terraces, repair the spalling problems have all failed miserably, requiring more and more of our money to make repairs upon repairs upon repairs (and,no, you cannot blame everything on contractors) their group of supporters continue to show their support out of "friendship and loyalty", or perhaps it is the desire to "go along to get along".

FRIENDSHIP AND LOYALTY ?

While friendship and loyalty are admirable traits, just how far are we willing to let our "friends" go before we finally understand what is going on at Coral Beach beyond the laughter and dinners together.
Let's hope everyone comes to their senses and makes the necessary changes at the next election, before those same headlines that appeared in the Florida papers end up on the front page of the Freeport News next year. It won't be easy, nor will it be without rancor and ill-will, but even that will be much easier compared to what will happen when we find out our investment at Coral Beach has been run into the ground. Ask your-self if this is the price you are willing to pay for friendship. Do you think the owners at those two Florida condominiums would tell you that the price they paid for continued loyalty to their "friend" was worth it? Think about it.

THE OBSCURE WE SEE EVENTUALLY, THE COMPLETELY OVIOUS, IT SEEMS, TAKES LONGER. It seems obvious to us as Owners at Coral Beach that we have 31 documented cases of leaks in units with more to come. Maybe it is just us, but we would think that leaks in our units would greatly outweigh the need for solar heating for our pool. We need to get our priorities striahgt!!!

Just a note to say that I made mention of heating for the pool ASSUMING that was what the material I could see was intended for! I have no absolute certainty that this is right!

Pat, even if you were not right about the black pipe and solar heating - the whole pool bar thing could have waited for another year or so and we could have spent that money on the leaks! It seems to me that there is so much mis-appropriation of funds, especially with out any real board discussion, committee findings and meetings.

A lot of this fuss that’s going on around Coral Beach is because Bruno Rufa allowed Mario Donato to rent out most of his rooms on a monthly basis to a lot of people who were not properly screened. Many of Donato’s renters put a lot of wear and tear on the facilities but Bruno and the impotent boards spins it around and blame this on the tourists who come in for a short period of time. So, if you want to get angry, get angry at Bruno and Mario. Some of you know that this is what you wanted to say for a long time, but didn’t know how to say it – so I am going to say it for you. Donator should be paying EXTRA for all of the people that he has rented to inside of coral Beach. Every year we have to pay for parking – but Donato’s people do not pay for parking and then they use our spots. So – Mario Pay you full share. Bruno can no longer let his boy get off Scott free.

Oh and lets not forget Bain's license. Interesting that Bain who is a security guard and Ali who's a maintenance man are among the 3 approved unit managers.

Then you have Henry, the only one who has a proper license that he managed to get without Bruno and Phil, is banned. Why is that again?

Why are we getting solar heating and a spruced up bar area - unoperational of course. Two reasons:
1. There's probably not enough money to fix the leaks.
2. They have to have something to brag about before elections. It certainly won't be any of the mportant projects they said were on their agenda - terrace roofs, spalling, sewage plant, parking lot, etc.

I think the comments about Mr. Donato & Mr. Rufa are slightly out of whack - only because Mr D has been involved in long term rentals for a very long time, well before this present BOD. Further, you will recall that all the problems with rentals hit ONLY the short term rentals. ie, less than 31 days. I doubt that the rental rules have ever been dealt with logically since the Hotel Pool was dismantled thirty or more years ago. As usual in small communities, it comes down to who has what interest and who is in power and the relationship between them. O that Owners could agree on a single view but this looks unlikely especially as we have another group who don't want rentals at all!

It is my understanding that CB is collecting 25% (with or without discount????) from the short term renters but that we are not getting anything from Mario's long term renters because he goes thru a realtor. Doesn't really seem fair does it? Moreover, the notion that you have to pay "rental fees" to have your friends or neighbors stay in your unit for free is the most extreme example of how this board has made rules which are beyond the authority of the articles. When I have raised this issue with other BOD members, I am told that "well, it's still cheaper than what your friends would have to pay at the Westin". This type of response is rubbish and a breach of an owner's property rights. It is my unit and I should have sole right to determine who my authorized guests are, provided they adhere to proper behavior and the basic rules of occupancy.

Maybe Mario's rentals do predate this BOD but the five people living in a studio in bldg 2 don't predate.
That still doesn't answer why there is no rental fee for long term tenants.

There should be a full application that should also be checked out by the Board...they have such fun reading over our applications...and the Mario tenants should be working and there is normally a square footage limit on the number of people allowed.

But no, Bruno likes to keep Donato as his buddy and buy his votes. Never mind the wear and tear on Coral Beach...let's kiss those babies!
