Thanks so much for your letter informing me of the issues at Coral Beach. I don’t personally know Mr. Bruno or Mr. Phil, but I do know that I have been coming to Coral Beach for twenty seven years, and this is the first administration who made significant improvements. Prior to this , Coral Beach looked like a run down motel and I had decided to sell my condo. It was only after I saw these improvements that I decided not to sell,
I am so very saddened by what has happened. This Board has done an excellent job of taking Coral Beach to another level. I would certainly vote for this entire board again. We must never allow anyone to take advantage of us because we are not Bahamians. I have great respect for this board who stood up for what is right and just.
Coral Beach , for the first time, was on the right management track, and I hope that we can continue to make improvements as our property values are at stake.
I think that we should vote this entire board back in to show support
Please keep me informed, and no matter what happens, we cannot go back to what Coral Beach was three years ago. I often wondered what happened to all of the $$$$ that came through Coral Beach, and yet there was never monies available to any improvements. We must keep this board!
Please continue to keep everyone informed.

As has been pointed out numerous times before, any improvements that have taken place have done so, soley, because of the windfall of money resulting from the insurance settlement Coral Beach received after the hurricanes (thanks to Marty Untch), plus the additional assessment we owners paid. Both of these equal, approximately, $1.6 million dollars. No other Board ever had this kind of money available to them for improvements. Imagine what the previous Boards could have done with this windfall!
Without this infusion of capital the improvements you refer to would not have been possible. In otherwords, it is all about the money and NOT the people who sit on the Board. It can also be argued, that with different people serving on the Board, the improvements would have better.
Other Boards have, in fact, done what they could afford to do in the way of improvements. Please look on new website: www. coral-beach-hotel.com and you will be able to read what has been done in the past. Once again, please note it is all about the money that is/was available for improvements.
And, speaking of the money, are you not interested in how your money has been spent? To date, have you ever received an accounting of how the insurance settlement monies + assessment +
sale of hotel units + and management fees have been spent?
One would think that a Board that regularly touts all they have done for Coral Beach, including saving us so much money, would have proudly provided us with detailed quarterly statements and duly audited financial statements clearly demonstrating how and where all that money has been saved.
It is important that Owners at Coral Beach have the ability to look below the surface of superficial improvements; that is where the truth lies.
IT IS "all about the money".
To the owner(s) who believe the current board has done a fine job and should be re-elected:
In all fairness the BOD has done many needed improvements.
Streamlined management and elimmited much of the nepotism that is inherent to the Bahamas.
Ask yourselves do you really believe we as owners got a
$1,000,000.00+ of value (spent does not mean value)?
Please consider the following.
There have been many, many missteps in their choices of contractors and materials, a direct result of Bruno & Phils misguided egos who refuse to utilize resident talent.
ie. scuppers, terraces, 30+ unit leaks, solar heat, how about a year old rusting fence and dog kennel chain link gate.
The BOD's lack of ongoing communication with owners, informing us of progress on past problems, current projects and FUTURE Projects.
Ask yourself why 99% of the comments here are annonymous.
Because our Benevolent Despot Bruno is fair and open to suggestions, criticism and without retaliation.
* please ask around how fairly the BOD treated people who had a difference of opinion with "the Bruno" after the last AGM.
Can anyone justifiably condone that?
Our Chairman, Bruno was arrested, hand cuffed and forcibly deported by Bahamian Immigration.
What he was doing was breaking the law, illegal and not a perceived misdomeanor.
How can he even qualify to run for a directors position that is overseeing OUR MONEY?
Our treasurer Phil, trys hard, working around the property and the books BUT he is in violation of article #70 (bankruptcy).
How can he hold a directors position?
Questions have been asked of our attorney T. Dennison to provide a clear legal reading on the status of Bruno & Phil but to my knowledge no answers to date.
Also was asked if she has/had any proffesional involvement with Mr. Danato our largest Condo owner with many votes.
The concern of course is that now, our President is in Business with Mr. Danato.
These four (4) people (Dennison-Danato-Rufa-Galiano) are critical and pivotal in their relationship to each other and are of the most importance to all us owners.
I do not wish to exchange Bahamian nepotism for a orchestrated white collar hostile takeover.
I had no desire to turn this into a novel but the facts are the facts.
I might suggest that owners that have opposing views seek out each other and have a more indept disscussion on topics that affect us and the future of Coral Beach.
It is interesting to see everyone's take on the BOD's.
I look forward to change. I think change is progressive and I welcome the addition of new ideas. I don't see that anymore with the present board.
I was a little disapointed with his November 22nd letter. I did not even understand where he was coming from. Old Staff. ??? Who cares about the old staff. Move on.
What I look forward to is some - new blood. I want to hear their ideas. Give them a chance - maybe you might even be surprised...
I don't want to see this group vs. that group. I want to see unity back at Coral Beach. I want to see committees that are comprised of the owners. This is where I think the old board really fell short. Also not happy with no financials or minutes of meetings.
If only they would have utilized some of the owners - I understand that we have all kinds of talent at Coral Beach. Why not utilize this talent? Huh?
Don't be so hasty to decide until we at least hear what these new candidates have to say. Then make a decision based on that. That is what I am going to do.

This poating is from an email that was sent to me by an Owner who did sign their name - but didn't specifically ask that it be put on the blog. As I thought it was a useful contribution I decided to post it ananymously - so please do not read into that more than you should.

What is funny to me is that in the letters to the owners they keep crediting THIS board for acheivements that were in fact not made by this particular board.
How many times to we have to hear about THIS restructuring board, THIS board who brought the staff down to more managable numbers, THIS board who was in charge of the lobby improvements.
In reality there is only one person on the current board that was a director on the 2005 board that actually passed the motions for the lobby, the restructuring, the spalling etc. Yes Phil was a part of that board but he was an alternate and didn't have a vote. Only Bruno was a director now and then.
Let's look at what THIS board actually have accomplished.
We have no idea what the deal is with our money.
They've messed up the spalling project, the roofing projects, the fencing near the sea wall, the solar heating on the pool and have virtually no communication with owners.
Yes we have some new trees, some new ashtrays and the new storage closets but that's about all I can see that was accomplished by THIS board.
Let's look at the 2006 board. They didn't even have a complete board for 2006 since after the whole bar fiasco (read the minutes) most of that board ended up resigning because of Bruno and Phil. And,, the accomplishments that did actually happen that year were motions passed by the 2005 board.
Seems to me that the board we all need back are the directors of the 2005 board not a group of directors that just followed their ideas...and badly I might add.
Just one more idea to chew on.
I agree with anon, at least to a certain degree. The 2005 board at least was a 7 member board plus alternates and they managed not only to work together in order to get things done but they stayed intact as a board until the end of their term.
I don't necessarily think we need the same directors back (doubt they'd even run at this point) but we definitely need the same system back with a 7 member board, plus alternates and committees. There's no way that will ever happen with Bruno and Phil and that's the biggest problem I have with the current board.
I have just received the annual information package and proxy with a secret ballot from one of the other condominiums that I own. There is an amendment and the association’s by-laws, the Directors serve for staggered terms with either three or four directors elected at each annual meeting for a two year term. It makes sense that the old members then mentor the new members and that after a year off any former director may run again. There’s also a secret ballot. The ballot with the names in alphabetical order (no affiliation) vote for three (this year) and place the ballot in the smaller envelop marked SECRET. Then fill in your proxy and place the proxy and the small sealed envelop in the larger envelope with your information on it. I haver served on several committees over the years, too bad Coral Beach can't do it this way. I saved all of the information- if anyone wants it.

I have also been an owner for a number of years, and I never felt that anyone was taking advantage of me because I was not Bahamian. Bahamians are kind hospitable people.
