Well, just as I had said that nothing was happening, something was....a man was up on one of the terraces in Building 3 doing some work this morning and the Pool deck has had work done on it too - bigger holes for the trees and channeling for power cables I think. I am having problems uploading some pics for you this evening, but it does seem as if the area will be looking more attractive at some point this winter. Let's hope so.
For the person who queried the earnings from the CBH truck rental, the following notice has appeared at the Front Desk:
"Coral Beach is providing trash removal services at $100 plus dump fees. Owner/Contractor loads our truck. Sign up sheets available at the Front Desk."
And for those Owners who have only just found out about the Board President's deportation and have questions, I remind you of the Board's response written on Sept. 27th and posted on this blog on October 3rd. I have not seen or heard any other response to this situation from the Board or any Member of the Board since that letter.
CBH's Legal Counsel was telephoned today and asked when her written response to various questions raised by Owners would be forthcoming. She was reminded that nominations are required to be submitted to the Nominating Committee (who are they?) by November 15th. Her reply was that as further questions had been put to her since our visit, she was still in the process of drawing up her letter and she hoped to have it ready by the end of this week.
Units 2302 and 3326 are being re-offered for sale by CBH so act quickly if you interested.

To Directors of Coral Beach and The Shareholders
WITHOUT PREJUDICE
This is directed to the notice that Coral Beach is about to entertain offers on Unit 2302 ( owned by the Corporation).
The HISTORY that I can provide you on this is a s follows;
-The Corporation put this unit up for sale a number of years ago.
- I put in an proposal which was accepted.
- The lawyers for the Corporation negotiated an ‘Agreement of Purchase and Sale” with me on this unit.
- There one of the conditions in that agreement that required the Corporation to do some work on the unit prior to closing.
- The agreement was executed by myself and the Corporation.
The Corporation NEVER completed their work as agreed to in the contract.
About 2 years ago I met with the President to try and resolve this and a meeting was arranged between my Solicitor , the Corporation Solicitor and the Corporation representative. AT this time it was agreed that the work would be completed and I could proceed to close. The work was never completed.
Last spring I again met with the President and he had me view the Unit with 2 members of the Board to go over the issues. We met on site and they indicated that this would be resolved shortly.
The issues have not been resolved.
I currently have a BINDING AGREEMENT OF PURCHASE AND SALE on Unit 2302. It is still subject to the Corporation performing certain work so that I can close.
I have “ Original Copies” of this documentation.

If this unit is sold to anyone else this constitutes notice that,
-The Corporation will be subject to a law suit for ‘breach of contract’.
- The Directors participating in any such sale will be Personally sued as they will be in ‘breach’ of their duties as Directors of the Corporation and duties they owe the Shareholders.
- Anyone purchasing this unit will be doing it knowing that it’s ‘legal status’ is unresolved.
- I will be forced to start an action for “ Specific Performance “ that will only cost me and the Corporation more money ( which as we all know will go to the lawyers and our Corporation seems to pay them a lot)
It is unfortunate that this has to come to this, but, it appears to be symptomatic of how this Corporation operates.

Re Sale of 3326.....where the hell did this come from? Wasn't it sold? How is it that it wasn't publicised? It is not listed in the Notice sent out Oct. 25, 2007 by Tasheika.

How convenient that there are no Board Meeting Minutes to verify this.
It certainly appears that Coral Beach owners are being deceived?

How can the BOD can rent a BONDED TRUCK ????????If they do, we will have to PAY THE DUTY ON IT !!!!!!!!Are you ready, again, to make us spend more money for your mistakes???????

Pat, How can they offer 2302? there is a written contract on that unit. Did Miss Dennison know about this contract on 2302?

Sorry of those of you who have mold, mildew and leaks - Batten Down the hatches, and pray for the best.
I'll bet that $2 dollar store does not have any mold and leaks in the roof.
Am I the only one who sees what is going on here? It is painfully obvious the BOD is attempting to manipulate the sale of apts in order to arrange for more friends and family members to be owners so they can control more EU's in order to throw future elections. Last year it was influence peddling
(assurances of leniency in rentals and approving renovation projects in return for votes,not to mention buying votes through mainteneance fee reductions). This year it involves selling apts to those people who will help them influence the outcome of the election. The additional money from those sales, that will likely be used to shore up our accounts, is just another immediate by-product of their behind the scenes real estate machinations. You don't have to be a mental giant to understand what this is all about!
